Allocation of General Needs Homes

We have established a Lettings Plan to guide the allocation of general needs homes. This plan ensures that we provide housing fairly and efficiently, targeting the areas of highest need while balancing a range of housing priorities.

Below is an overview of how we allocate approximately 200 general needs homes each year. Actual numbers may be higher or lower than this depending on availability.

Quota Breakdown:

• decants (20%): Approximately 40 homes will be allocated to tenants who need to move due to regeneration or other housing projects.
• under-occupiers (5%): Around 10 homes will be offered to tenants currently living in larger properties than needed, allowing us to free up family-sized homes.
• homeless Duty (60%): Around 120 homes are allocated to those with a homeless duty under the Housing Act, providing critical housing to individuals and families in urgent need.
• social services (all groups) (10%): Approximately 20 homes will be allocated to those supported by Social Services, ensuring we meet the needs of vulnerable residents.
• transfers (5%): Around 10 homes are set aside for existing council and housing association tenants who need to transfer due to a change in circumstances.

Additional Housing Categories

In addition to the above quotas, we also provide a small amount of housing through direct lets for specific groups, including:

• staff rehousing
• rough sleepers
• succession cases
• intentionally, relief, prevention and non-priority homeless
• adult child of a council tenant
• armed forces group
• reciprocal housing arrangements
• mobility schemes, including right to move
• first time applicants
• reciprocal
• rehousing guarantee
• home scheme

We use a combination of direct letting and choice-based letting to allocate homes in line with our allocations policy.
