Article 4 Directions

What is an Article 4 Direction?

An Article 4 Direction is made by the local planning authority. It restricts the scope of permitted development rights either in relation to a particular area or site, or a particular type of development anywhere in the local planning authority's area.

Permitted development rights allow certain types of development to be carried out without needing to apply for planning permission.

We have powers under Article 4 of the Town and Country Planning (General Permitted Development) Order 2015 to remove permitted development rights.

An Article 4 Direction is used to remove permitted development rights only in certain limited situations where it is necessary to protect local amenity, character or the well being of an area. It does not prevent development in the area to which the permitted development rights apply, but instead requires that planning permission is sought for that type of development.

We have introduced the following Article 4 Directions:

• Seething Wells Filter Beds
• Commercial, business and service use to residential use
• North Lodge and South Lodge
