Fast track your planning application
Pay to have your planning application determined more quickly than the statutory date of 8 weeks. You’ll need to request this when you submit your planning application.
Get a quicker planning decision
You can pay to have your planning application determined more quickly than the statutory date of 8 weeks. We call this our fast track service.
This can be helpful if you have a builder waiting to start work, or you need building work to start or finish by a certain date.
The fast track fee is in addition to the cost to submit your planning application.
Types of applications you can fast track
You can fast track:
- Householder Applications
- Prior Approval Householder Extension Applications
- Certificate of Lawful Development Proposed (Householder)
You cannot fast track applications for listed buildings or properties in a conservation area.
Ask us about fast track when you submit your planning application
If you want to fast track, you must tell us when you submit your planning application.
You’ll need to say that you want to fast track at the start of the proposal description on your planning application form. For example, your proposal description could be ‘(Fast Track) Erection of a single storey rear extension’.
Fast Track Service requirements
If you are submitting your application using the Planning Portal, you will need to meet the requirements detailed in our fast track service requirements page.
Guaranteed decision times
Householder Applications
- Site visit assessment: Up to 21 working days
- Decision: Up to 30 working days from validation
Prior Approval Householder Extension Applications
- Site visit assessment: Up to 21 working days
- Decision: Up to 23 working days from validation
Certificate of Proposed Lawful Development (Householder)
- Site visit assessment: Up to 10 working days
- Decision: Up to 10 working days from validation
How much it costs
It costs:
- £309.60 for Householder Applications
- £144 for Prior Approval Householder Extension Applications
- £309.60 for Certificate of Proposed Lawful Development (Householder)
Submit your fast track request
You will need to know your Planning Portal reference number, which was given to you when you submitted your planning application.
